PREiQ™ 48-Hour Pre-Plan Review
Send us your plans before you send them to the county. Within 48 business hours you get written comments and a Permit Readiness Report built around two things at once: what is actually on your drawings, and what the department you are filing with asks for. Starting at $249. No subscription required.
Price it yourself
Five questions below and you have a real number. No sales call to find out what it costs.
Send the set
Your drawings, the address, and the jurisdiction you are filing in. That is all we need to start the clock.
We read it three ways
Against the Florida Building Code and referenced standards. Against that jurisdiction's own ordinances and submittal rules. And against what that department has actually flagged on jobs like yours.
You fix it first
Corrections happen on your schedule, before the clock starts at the county, instead of four weeks in when a trade is already standing by.
Get your instant review price
Priced on the work, not on construction value — plan volume, project type and disciplines are what actually drive the review.
A set this size needs a scoped quote rather than a formula — we will price it before we start, never after.
PREiQ™ is a pre-submission permit readiness review. It does not guarantee AHJ approval or a comment-free review. Its purpose is to identify potential issues before submission, reduce avoidable review comments, and help create a smoother permitting experience. Turnaround is 48 business hours, Monday through Friday excluding holidays, starting when we have a complete set.
Upload your plans →What 48 hours means, exactly
Forty-eight business hours, Monday through Friday, excluding holidays, starting when we have a complete set. A Friday afternoon submittal comes back Tuesday afternoon. If anything is missing we tell you the same day rather than letting the clock run on an incomplete package.
And what it does not mean
A pre-plan review is not a guarantee that your jurisdiction will have no comments. No one can promise that, and you should be wary of anyone who does — the reviewer at the counter has the final say, and they are entitled to it. What this does is catch the issues that most often trigger corrections before the jurisdiction ever sees them. Fewer comments, shorter review cycles, and a submission that moves instead of bouncing.
Owner Builder: one project, one flat fee.
No subscription needed. If you're an owner-builder handling a single permit on your own property, get one-time access to permitOS for that submission — completely separate from our monthly plans.
A one-time fee for one permit submission — no recurring charges.
- 1 permit submission
- Guided permit wizard for your project
- Jurisdiction-specific requirement checklist
- Submission readiness check
- No subscription, no recurring fees
Pricing, plainly explained.
What's included in every permitOS plan?
Every plan includes the core permit wizard, submission readiness checks, and jurisdiction intelligence for our active Florida markets — backed by the Gold Standard team's 40+ years of combined permit expediting experience.
Which jurisdictions does permitOS support today?
permitOS currently supports Orange County (Unincorporated), the City of Orlando, and Seminole County (Unincorporated), with additional Florida jurisdictions being added. The Gold Standard expediting team already serves clients statewide — platform coverage tracks the permitOS rollout, not our service area.
What if my team needs more than the Gold plan?

How does the 48-Hour Pre-Plan Review work?
Send us your drawings before you file them. Within 48 business hours — Monday through Friday, excluding holidays, starting when we have a complete set — you get written comments sheet by sheet plus a report covering that jurisdiction's own submittal requirements and what its reviewers commonly call out. It is a one-time fee with no subscription, and it is reviewed by our team rather than returned automatically. It does not guarantee the jurisdiction will have no comments; it is designed to reduce them and shorten your review cycles.
Is the Owner-Builder option a subscription?
No. Owner-Builder is a one-time, flat fee for a single permit submission on your own property — completely separate from our monthly subscription plans.
What is Founding Member pricing?
Founding Members lock in discounted pricing and early-access benefits before Fall 2026, while spots remain available.
