Permits handled by people who do this every day.
Gold Standard Builder Services has spent 12+ years getting real projects approved — based in Central Florida, and now handling work statewide and beyond. Below are the permit types we handle most often — each page covers what the permit actually requires, where projects typically stall, and how we keep yours moving.
Permitting isn't hard because the rules are secret. It's hard because there are a lot of them, and they're scattered.
Between the Florida Building Code, county and city amendments, product approval requirements, and department-specific review processes, a single permit package can touch half a dozen review disciplines before it's approved. An expediter's job is to know that landscape well enough to prepare a complete package the first time, track it through every review stage, and respond fast when a reviewer comes back with a comment — so contractors and property owners can stay focused on the actual construction.
Package Preparation
We assemble and check every document a submission needs before it goes in — plans, product approvals, energy forms, and the supporting paperwork specific to your permit type and jurisdiction.
Submission & Tracking
We submit through each AHJ's portal, monitor every review discipline as it moves, and know where a permit actually stands instead of guessing from a status label.
Corrections & Closeout
When a reviewer comes back with a comment, we handle the response. When the project is done, we manage the inspections and paperwork it takes to close the permit out cleanly.

Common questions about permit expediting.
What does a permit expediter actually do?
A permit expediter prepares, submits, and manages a construction permit through the approval process on a contractor's or property owner's behalf — assembling the required documents, submitting through the jurisdiction's portal, tracking the review, responding to reviewer comments, and coordinating the inspections needed to close the permit out.
Do I need a permit expediter, or can I submit the permit myself?
Most jurisdictions let a licensed contractor or property owner submit directly. An expediter becomes valuable when a project spans multiple review disciplines, when timelines matter, or when a team would rather stay focused on construction than on tracking a permit portal.
Which jurisdictions does Gold Standard work in?
Our expediting team currently focuses on Orange County (Unincorporated), the City of Orlando, and Seminole County (Unincorporated), with additional Central Florida jurisdictions under active development. See our Jurisdictions page for details.
How is this different from permitOS?
Gold Standard Builder Services is the permit expediting company — real people managing real submissions. permitOS is the software platform we built from that experience, currently rolling out as PREiQ™. See Gold Standard Builder Services and permitOS for the full picture.
