Inspections & trades
Review the permit and related records for outstanding inspections. Coordinate with the contractor and trade contacts on readiness, requests and follow-up.
Gold Standard Builder Services helps contractors and property owners identify outstanding finals, document holds and administrative tasks. We coordinate the remaining handoffs and verify the final permit record rather than assume construction completion closes every item.
Review the permit and related records for outstanding inspections. Coordinate with the contractor and trade contacts on readiness, requests and follow-up.
Identify any required affidavits, certifications, as-built records or other closeout documents. Assign them to the appropriate source and track the review.
Confirm the final status with the authority and follow up on any applicable certificate or acceptance document. Organize the result with the project’s approved files.
This is a fictional scenario, not a client result. A project team reports that construction is finished and its building final passed, but the project record still shows a document hold.
Read the actual permit record, identify which department owns the hold and ask what document or review remains. Avoid requesting another inspection simply because the overall status is still open.
If the authority requests an engineer’s certification or as-built record, identify the responsible professional and agreed submission route. Those technical documents must come from the appropriate source.
After the outstanding item is accepted, confirm the permit’s final status and obtain the applicable record. A team’s statement that it sent the document is not proof that the hold has cleared.
Orlando’s published closeout-document process includes as-built and engineering document handoffs for applicable projects. It has a separate submission route from ProjectDox. That does not mean every permit needs an as-built package; we confirm the requirements for the work being closed.
For the city’s applicable document process, see City of Orlando: Submit Your Documents for Permit Closeout. Source checked October 9, 2026.
Notice of Commencement termination is a separate statutory process: Florida Statutes, section 713.132. Source checked October 9, 2026.
Gold Standard Builder Services is the permitting service team. permitOS is our software for organizing project information, documents and follow-up. A software record is not a filed application; submissions follow the jurisdiction’s process. Design professionals retain responsibility for their designs, and the permitting authority makes review and approval decisions.
Check the actual permit record. A passed inspection is an important milestone, but related inspections, document holds or other conditions may remain. We confirm the jurisdiction’s final status and collect the available closeout record.
Do not assume the same document applies to every permit. The project scope and jurisdiction determine the applicable final approval or certificate. We confirm what is required and how it is obtained for the permit being managed.
Yes. We begin by confirming the record, scope and outstanding items. The authority may require renewal, additional documents, inspections or another application route. We establish that path before assuming a finished job can be closed administratively.
The contractor and appropriate project professionals confirm site readiness and resolve work deficiencies. GSBS can coordinate the scheduling and document handoffs within the agreed scope; inspectors determine the inspection outcome.
No. Permit status and a recorded Notice of Commencement are separate matters. Florida Statutes section 713.132 provides a process an owner may use to terminate a notice, with specific conditions. The owner should confirm any recording action with the appropriate professional; it is not an automatic step on every permit.
We can help establish the permit record and closeout requirements. Whether it affects a particular transaction is a question for the buyer, lender, title or closing team and their advisers; we do not promise a transaction outcome.
