Residential & Homebuilder Permitting

Every home has its own permit. Keep the whole community moving.

Gold Standard Builder Services coordinates new residential construction permits for homebuilders and custom-home teams. We organize repeat information, lot-specific documents and review follow-up so the next task is clear for every property.

Built around the property

Reusable information. A distinct record for every lot.

A familiar model does not make every lot identical. We keep the plan version, options and site information connected to the property they belong to.

Builder & community

Organize the builder’s active communities, contacts and shared documents. Give each property a clear identifier and a responsible project contact.

Model & options

Track the selected model, elevation, structural options and current drawings. Keep reusable product information connected to the actual selection.

Lot & permit

Coordinate the address, parcel, survey, site plan and other applicable supporting documents. Record each application, review cycle and issuance separately.

The handoffs that matter

Make missing documents and open decisions visible.

1

Prepare each property

  • Confirm jurisdiction, model, options and applicant.
  • Identify site and technical documents still needed.
  • Assign each handoff to the builder, consultant or GSBS.
2

Coordinate the review

  • Assemble the lot-specific permit package.
  • Follow submissions and comments by property.
  • Coordinate revised documents and the response narrative.
3

Move toward construction

  • Track issuance conditions and outstanding charges.
  • Collect issued permits and approved documents.
  • Agree responsibility for inspection and closeout follow-up.
Builder intake

Start with the community list and available documents.

For a portfolio, a property spreadsheet can help establish the starting record. We reconcile its milestones with the permit information available before treating imported dates as confirmed submissions or approvals.

Property & model information

  • Community name, lot number, address and parcel where available.
  • Model, elevation and selected options for each property.
  • Builder, applicant, contractor and design-team contacts.
  • Target release dates and any existing permit numbers.

Supporting documents

  • Current model plans and lot-specific surveys or site plans.
  • Available engineering, energy and product information.
  • Existing approvals, comment letters and prior responses.
  • The document owner for anything still outstanding.
One shared view

A tracker that follows the work.

The homebuilder view in permitOS organizes properties by builder and community. It gives the team a place to review stages, outstanding items, notes and follow-up dates while keeping the underlying job file connected.

Planning milestones

Separate collecting documents, review, corrections and issuance. A status should describe what has happened and what remains to be done.

Clear responsibilities

Identify the person or party supplying a missing plan, answering a comment or arranging applicant access.

Client visibility

Agree which project information the builder should see and who may update it. Access and responsibilities are set for the client’s workflow.

People, supported by software

GSBS manages the permitting work. permitOS keeps it organized.

Gold Standard Builder Services is the permitting service team. permitOS is our software for organizing project information, documents and follow-up. A software record is not a filed application; submissions follow the jurisdiction’s process. Design professionals retain responsibility for their designs, and the permitting authority makes review and approval decisions.

Questions before you start

What to expect.

Can you manage permits for several homes in one community?

Yes. We can organize a builder portfolio by community and property while keeping each lot’s documents, comments and permit status distinct. We agree who owns each handoff with the builder and its consultants.

Can we reuse a model’s drawings and product information?

A repeat model can provide a starting point, but each package still needs the correct lot, selected options, applicable jurisdiction requirements and current document versions. We confirm how any master or repeat-plan process applies before relying on it.

Can you take over new-home applications that are already submitted?

Yes. We begin with the permit numbers, current comments, latest submitted packages and applicant access. Existing credentials or authorized access may need to be arranged before GSBS can make changes or resubmit.

What if we are missing a survey, site plan or engineering document?

Send what is available. We can identify the missing item and the responsible source, then track that handoff. Preparation or certification of technical documents remains with the appropriate provider or design professional.

Do you support custom homes and owner-builders?

We support custom-home permitting and can discuss an owner-builder project. Owner-builder eligibility, personal responsibilities and application requirements must be confirmed for the specific project and jurisdiction; hiring permit support does not transfer those responsibilities.

Does the homebuilder tracker replace filing with the county or city?

No. The tracker organizes project status, documents and follow-up. Applications and revisions still must be submitted through the jurisdiction’s accepted process. A tracked milestone should reflect the actual submission or approval record.
